Buying a single-family home with a main level and a basement gives you great renting potential. The main level can be the primary source of income with a rental that likely has two to five bedrooms. Then, you can work on finishing the basement to transform it into a apartment that can be as small as a studio. Along with meeting all of the requirements for having such a rental property, you should also consider making the property appealing to potential tenants and simple to maintain as a landlord. It is best to minimize the work for yourself and professionals, so a sedge lawn is a perfect solution. The reason such a lawn is highly desirable is because the only thing it really needs to survive is reliable watering.

Hire a Professional Every Quarter

Unless you live in an extremely mild climate where the temperature does not fluctuate much, you are going to have noticeable changes throughout the year from season to season. Not making adjustments to the irrigation system could have your grass drowning in excess water or not getting enough. It is imperative to strike the right balance every season to keep your rental property looking good.
